Plain-language summary. Hemi Rentals is software that helps owners list rentals and renters book or apply. We are not your landlord, tenant, agent, or attorney, and we are not a party to any lease. You are responsible for following the law that applies to you.

1. Acceptance of these terms

By accessing or using hemirentals.com, the booking site, or the management portal (together, the “Service”), you agree to these Terms of Use. If you use the Service on behalf of a business, you agree on its behalf and confirm you're authorized to do so.

2. What the Service is

Hemi Rentals provides software for listing short-term and long-term rental properties, accepting bookings and applications, collecting rent and deposits, and managing residents. Listings, lease terms, prices, screening decisions, and rental practices are controlled by the property owner or managing agency — not by Hemi. We don't own, inspect, endorse, or guarantee any listed property.

You're responsible for the accuracy of the information you provide and for keeping your login secure. Notify us promptly of any unauthorized use. We may suspend or terminate accounts that violate these terms or applicable law.

6. Payments & fees

Card and bank (ACH) payments are processed by our payment processor, Stripe, under its terms. Owners and agencies pay Hemi a subscription fee for their chosen plan and, depending on the plan, a small platform fee per processed transaction; these are disclosed on our pricing page and in the portal. Renters are not charged a fee by Hemi to browse, book, apply, or pay rent. Refunds and cancellations follow the owner's or agency's stated policy.

7. Michigan rental notes

These notes are provided for general information to owners and renters using the Service in Michigan. They summarize selected provisions of Michigan's Landlord and Tenant Relationships Act and related law and are not legal advice. Statutes change and individual situations vary — confirm current requirements with the Michigan Legislature and a licensed Michigan attorney.

8. Fair housing

Owners and agencies must comply with the federal Fair Housing Act, the Michigan Elliott-Larsen Civil Rights Act, and the Persons with Disabilities Civil Rights Act. You may not discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, age, marital status, or other protected characteristics. Service animals may not be charged pet deposits or fees. As of April 2, 2025, Michigan law also prohibits source-of-income discrimination (including housing vouchers) for owners with five or more rental units. You're responsible for your own fair-housing compliance.

9. Disclaimers & limitation of liability

The Service is provided “as is,” without warranties of any kind. To the fullest extent permitted by law, Hemi Rental Solutions is not liable for indirect, incidental, or consequential damages, or for disputes between owners/agencies and renters. Nothing here limits liability that can't be limited under applicable law.
